Renting a condo in Damansara Heights: Is it for you?

If we had to describe Damansara Heights, we’d call it an affluent suburb with all the comforts of modern city living.

It’s minutes from KL City center, yet offers plenty of shaded sidewalks, jogging-safe inner roads, and cosy neighbourhood cafes that rub shoulders with highways and giant malls, giving residents the best of both worlds.

If it looks, sounds, and smells like a suburb, it’s a suburb.

While this makes Damansara Heights a popular condo rental spot for expats and working professionals, we understand that not everyone wants to live in a suburb-like area.

Located in the middle of everything

Damansara Heights is connected to five major highways and two train stations that make it very convenient to commute in and out of the area both by car or by train.

If you prefer traveling by car, the following locations in Kuala Lumpur are just a 10 - 15 minute drive away, including:

  • Kuala Lumpur City Center
  • KL Sentral
  • Bangsar
  • Mont Kiara
  • Petaling Jaya
  • Mid Valley City, and
  • Sri Hartamas

For expats, that’s pretty much all of the places you’d ever want to visit in KL for work or fun!

As for the train stations, you can board the Pusat Bandar Damansara or Semantan MRT Stations, which are within walking distance of some condos in the area.

We personally recommend Pusat Bandar Damansara MRT  for three reasons:

  1. It has a 500 lot parking bay so you can easily park and board a train 
  2. Peak hours here are less crowded than Semantan MRT despite being one station away
  3. It’s within walking distance of Pavilion Damansara Heights, arguably the best mall in the area

Basically, if you live in Damansara Heights, you can have 99 problems but getting around won’t be one of them.

The Crown Residences is the first of three phases of the Pavilion Damansara Heights development project that integrates Pavilion Damansara Heights Mall with high-end condos, office towers, and a train station to offer 16 acres of very comfortable living.

We can’t even afford the view.

Being connected to Pavilion Damansara Heights Mall, those who stay in the Crown Residences will have easy access to an MRT Station AND a Tesla Experience Center!

It’s a brand new residence and unit handover is slated for the end of 2024, so rental prices aren’t available as of yet, but we’ll be sure to update this guide as soon as we can!

4 advantages of renting in Damansara Heights

Damansara Heights  is a very convenient location to live and rent in, particularly if you have a family, but even for working professionals living alone or as a couple. 

Here are four perks of living here.

1. Easy commuting around Kuala Lumpur

Damansara Heights is a sweet spot of a location where you have an affluent area that is both well connected via highways and train stations to give residents options for commuting.

Frequent commuters can also purchase passes to enjoy heavily discounted rides:

Not all MRT stations have dedicated parking bays as big as the Pusat Bandar Damansara one (some don’t have a bay at all) so you’d never have to learn the legendary Malaysian skill of illegal triple parking. 

2. A large expat community

If you’re an expat and feel more comfortable living among other fellow international settlers, Damansara Heights is home to plenty of expats. 

In fact, the nearby Bangsar is home to a very large community of expats from all over the world, and you’ll find that members of the KL Expat Facebook group meet up there all the time.

3. Plenty of malls

If you threw a rock from inside one of the malls in Damansara Heights, it would smack into another mall since they’re so close.

And not only are there so many malls, all of them are of the high-end, fancy schmancy variety, including:

  • DC Mall: Linked to DC Residensi via a private entrance and with all the necessities residents would expect like a grocery store, pharmacy, and eateries.
  • Bangsar Shopping Centre:  A smaller upmarket version of your typical neighborhood mall with salons, dry cleaners, and a selection of higher-end eateries and retail outlets. 
  • Pavilion Damansara Heights:  The newest and largest mall in Damansara Heights with a wide range of restaurants, safes, and retail outlets catering to every budget.
  • Plaza Damansara: A smaller neighborhood retail strip with less franchises and more independent shops, eateries, and boutiques.  

We went looking for some examples of just how fancy these mall eateries are and look at this!

If we served that in our house, guests would think we forgot to wash the plate, so if people are paying to eat that, it’s gotta be pretty darn fancy.

4. Nearby private schools

There are two main private schools in the Damansara Heights area: Stella Maris and Cempaka, both of which offer primary and secondary education.

And by very nearby, we mean one of them is right inside the housing area!

While this can be a slight nuisance for homeowners in the immediate vicinity of the school, you can solve this by not living so close to the school! 

Those with children will find it extremely convenient to send their kids to school before shooting off to work or the MRT station.
